When you hire a real estate appraiser to give you the value you need you may want to ask if the appraiser has the proper informational tools needed to arrive at the right value estimate. Our office uses a variety of services at considerable annual expense to be sure we have the information we need in the areas we cover. Services include an online county record service for all of the counties we cover, the Greater Utica/Rome Board of Realtors and their Multiple Listing Service, The Syracuse Multiple Listing Service and the Mohawk Valley listing service. We also explore the websites that some communities make available for public use. WE do this to assure that when we work for you we are as knowlegable as possible.

Appraising in all types of weather

Inspecting property in inclement weather is always a challenge but never more fun than when wading through waist deep snow to get a rear view and a photo for a client. Then there is the challenge of measuring a house under the same conditions. Sometimes I can measure the inside walls of a full basement and add on the walls thickness but when the house has no basement or only a partial basement with perhaps a crawl addition then exterior measurements must almost always be taken. You can be assured that when you use our services the most accurate methods will be utilized to determine the dimensions of the property we were hired to appraise. It may not always be the easy way but it will be the very best way possible.
